Loose, Broken or Crumbling Brick

You don’t need to be a professional to know that the bricks in your chimney or walls shouldn’t be loose or crumbling. If you have bricks coming loose or falling out, you’ll want to have a professional replace them right away. You also need to replace crumbling bricks, but since they can indicate problems with moisture, make sure to address the cause of the problem as well.

Broken bricks can also be caused by moisture problems, but they can often result from accidental impact as well. A professional will be able to tell you which is the case, and repair or replace broken bricks as needed.

Missing, Crumbling or Cracked Mortar

The mortar used in masonry applications is just as important as the bricks. If you see a noticeable gap between your bricks, you’ll want to deal with it right away. That’s also the case if the mortar is crumbling or has significant cracks or deterioration. Unfortunately, most rain is slightly acidic and will slowly eat away at any exposed mortar. Once any small cracks or openings form, problems will only grow — moisture will freeze and thaw, causing more deterioration.

If you have a home built in the early 1900s or earlier, your masonry may need different mortar than modern masonry. Why? More modern brick is made and fired differently than earlier brick — it’s harder and more water-resistant. If the mortar used to repoint or tuckpoint this older masonry is harder or less permeable than the brick, any moisture will try to escape through the bricks themselves. This will lead to cracking, spalling, and other permanent damage.
